Privacy and processing

Processing method: Submitted property data is sent from the browser to a ToolMint server API route. The server validates inputs, calculates price per unit, normalized size, service-charge-per-size values, criterion scores, final scores and ranking, then sends normalized facts and deterministic results to OpenAI for explanatory copy only.

Privacy model: This AI tool is not browser-only. Property facts, user ratings and optional notes are sent to ToolMint's server and then normalized comparison data is sent to OpenAI for narrative generation. ToolMint does not intentionally store property data or generated comparisons, and analytics exclude property names, addresses, prices, locations, URLs, notes, ratings and generated output.

Limitations

Limitations

  • Scores reflect the selected priorities and user-provided facts, not universal property value or a guaranteed recommendation.
  • The tool does not apply exchange rates, fetch live listings, inspect photos, verify prices, validate permits, check title, forecast appreciation or confirm rental demand.
  • Rental yield, expected return, payment plan, service charges and financial fields are user-provided and require independent verification.
  • The tool does not provide valuation, legal, tax, mortgage, visa, title, permit, fair-housing or investment advice.
  • Rate limiting is implemented with instance-local memory, so it is practical protection but not globally durable across every serverless instance.
  • The tool does not save comparisons, update a CRM, send messages, book viewings, create accounts, store history or generate PDFs.
Guide

The ToolMint Property Comparison Generator helps agents, brokers, buyers, tenants, investors and property consultants compare two to four properties using verified facts, selected priorities and transparent scoring. Enter property details, choose the comparison goal, set weights that total 100 and generate a ranked comparison with trade-offs, missing information, warnings and client-ready WhatsApp, email and report text.

This is an AI-assisted tool, not a browser-only utility. ToolMint's server calculates objective values and final scores, then sends normalized comparison data to OpenAI for narrative summaries with store: false. ToolMint does not intentionally store property data or generated comparisons, and analytics exclude property facts, prices, locations, URLs, ratings and generated output.

What Is a Property Comparison Generator?

A property comparison generator organizes multiple listings into a structured decision view. Instead of relying on memory or a loose spreadsheet, it compares the same facts across properties and shows how each option performs against the criteria you selected.

ToolMint is designed around deterministic scoring. The AI explains the result, but it does not decide the final numeric scores, rankings, calculations or unavailable criteria.

How to Compare Two to Four Properties

Start by choosing a comparison goal such as Buying a Home, Renting, Investment, Luxury Lifestyle, Commercial Use or General Comparison. The goal helps frame the narrative, but it does not silently change the scoring weights.

Add at least two properties and no more than four. For each property, enter known details such as title, reference, market, city, area, property type, transaction type, price, currency, size, bedrooms, bathrooms, parking, status, availability, furnishing, service charges, rental yield, payment plan, amenities, developer and verified property notes.

Only enter confirmed facts. If a price, size, yield, handover date or payment plan is unknown, leave it blank. Missing values are shown in the result instead of being invented.

Weighted Priorities

The priority editor lets you enable or disable comparison criteria and assign a weight from 0 to 100. Enabled weights must total exactly 100 before generation.

Supported criteria include lower price, larger size, lower price per unit, preferred location, availability, ready status, bedrooms, bathrooms, parking, furnishing, amenities, handover timing, service charges, rental yield, payment plan and custom user rating.

ToolMint does not silently normalize invalid weights. If the total is 96 or 104, the tool asks you to fix it so the scoring model stays transparent.

Objective and Subjective Criteria

Objective criteria use property facts where possible. Examples include price, size, price per square foot, bedrooms, bathrooms, parking, ready status, service charges and rental yield.

Subjective criteria require your rating from 1 to 10 for each property. Preferred location, amenities, payment plan and custom user rating are subjective because ToolMint cannot verify personal preference, lifestyle fit or payment-plan quality without your judgment.

User ratings are converted deterministically from 1-10 into 10-100. The AI is not asked to invent these scores.

Deterministic Scoring

For each enabled criterion, ToolMint calculates or retrieves a normalized criterion score from 0 to 100. The normalized score is multiplied by the criterion weight, divided by 100 and added to the final property score.

The final score equals the sum of weighted criterion scores. Highest score ranks first. Ties are shown as ties rather than being broken arbitrarily.

The top-ranked property is described as the best match based on the information and priorities you provided. ToolMint does not call it the best property, guaranteed winner or best investment.

Price Per Square Foot and Square Metre

When price, currency and compatible size data are available, ToolMint calculates price per square foot and price per square metre. Square feet and square metres are converted using a fixed server-side conversion constant.

Acre and hectare values are retained for display, but they are not used for residential price-per-unit scoring unless the comparison is safely compatible. This avoids misleading calculations for land or large commercial plots.

Currency Limitations

ToolMint does not apply exchange rates. If properties use different currencies, price-based criteria such as lower price and lower price per unit become unavailable, and the result includes a warning.

To compare prices directly, enter all properties in the same currency or convert externally before using the tool.

Buyer, Tenant, Investor and Commercial Use Cases

Buyers can compare value, size, readiness and location preference. Tenants can compare rental price, furnishing, availability and parking. Investors can compare user-provided yield, price per unit, service charges and payment plan ratings.

Commercial users can compare office, retail, warehouse or building options using size, price, availability, parking, service charges and custom user ratings. The tool still relies on user-provided facts and does not verify market value, tenant demand, occupancy or legal suitability.

Missing Information

Missing information is part of the result. If one property lacks size, another lacks service charges and another lacks rental yield, ToolMint explains which criteria are unavailable or weaker because comparable evidence is missing.

This is useful for client conversations because it turns a vague comparison into a checklist of what to verify before recommending viewings or next steps.

Fair-Housing and Compliance Safeguards

ToolMint must not compare locations or properties using protected or sensitive characteristics such as race, ethnicity, nationality, religion, gender, family status, disability, age or health.

If the input includes discriminatory, exclusionary or steering criteria, ToolMint ignores those criteria for scoring and can add a compliance warning. Comparisons should focus on objective property facts and user-selected neutral priorities.

Financial fields such as rental yield, expected return, service charges, down payment and payment plan are treated as user-provided and unverified. ToolMint does not guarantee returns, appreciation, occupancy, affordability, mortgage approval or investment results.

The tool does not provide valuation, legal, tax, mortgage, visa, title, permit or investment advice. Verify all figures and consult qualified professionals where appropriate.

Client-Ready Outputs

The result can include a WhatsApp summary, professional email comparison, detailed report and viewing shortlist. These outputs are drafts and should be reviewed before sending.

Use the print option to create a simple browser-print report with ToolMint branding, ranking, comparison table, score summary, strengths, trade-offs, warnings and verification notes.

Watch out

Common mistakes to avoid

  • Treating the highest score as a universal best property instead of a best match for selected priorities.
  • Comparing prices across currencies without external conversion.
  • Using AI to invent ratings for location, amenities or payment-plan quality.
  • Entering unverified yield, appreciation or discount claims as facts.
  • Using protected or sensitive characteristics to compare locations or properties.
