How to Compare Two to Four Properties
Start by choosing a comparison goal such as Buying a Home, Renting, Investment, Luxury Lifestyle, Commercial Use or General Comparison. The goal helps frame the narrative, but it does not silently change the scoring weights.
Add at least two properties and no more than four. For each property, enter known details such as title, reference, market, city, area, property type, transaction type, price, currency, size, bedrooms, bathrooms, parking, status, availability, furnishing, service charges, rental yield, payment plan, amenities, developer and verified property notes.
Only enter confirmed facts. If a price, size, yield, handover date or payment plan is unknown, leave it blank. Missing values are shown in the result instead of being invented.
Weighted Priorities
The priority editor lets you enable or disable comparison criteria and assign a weight from 0 to 100. Enabled weights must total exactly 100 before generation.

Deterministic Scoring
For each enabled criterion, ToolMint calculates or retrieves a normalized criterion score from 0 to 100. The normalized score is multiplied by the criterion weight, divided by 100 and added to the final property score.
The final score equals the sum of weighted criterion scores. Highest score ranks first. Ties are shown as ties rather than being broken arbitrarily.
The top-ranked property is described as the best match based on the information and priorities you provided. ToolMint does not call it the best property, guaranteed winner or best investment.
Price Per Square Foot and Square Metre
When price, currency and compatible size data are available, ToolMint calculates price per square foot and price per square metre. Square feet and square metres are converted using a fixed server-side conversion constant.
Acre and hectare values are retained for display, but they are not used for residential price-per-unit scoring unless the comparison is safely compatible. This avoids misleading calculations for land or large commercial plots.
Currency Limitations
ToolMint does not apply exchange rates. If properties use different currencies, price-based criteria such as lower price and lower price per unit become unavailable, and the result includes a warning.
To compare prices directly, enter all properties in the same currency or convert externally before using the tool.
