ToolMint separates extraction from scoring. The AI extracts structured facts and unknown states from the lead message. The server then calculates the score with fixed rules, so the final number does not come from the AI model.
How to Use the Tool
Paste the lead message exactly as received, but remove contact details or sensitive information that is not needed for qualification. Choose the transaction type when known, or leave it on Auto Detect.
Add optional market, city, lead source, channel, response language, property context, custom qualification criteria and agent details. These fields help shape the suggested reply and questions, but the score is based on neutral lead-readiness signals.

Lead Score Bands
ToolMint uses four visible levels:

The server recomputes the score from ten criteria:

- Timeline: 15 points
- Financing status: 10 points
- Bedrooms, size or meaningful specification: 5 points
- Viewing or direct contact intent: 10 points
- Motivation: 5 points
- Decision-maker status: 5 points
Each criterion includes awarded points, maximum points, evidence status and an explanation. If a lead mentions protected or sensitive characteristics, those details are ignored for scoring.

ToolMint is designed to qualify neutral sales-readiness signals, not personal characteristics. The score should not prioritize or reject leads based on nationality, religion, race, ethnicity, family status, disability, gender, age or similar protected or sensitive traits.
If the input includes discriminatory instructions or steering language, the tool can show a compliance warning. It still extracts neutral property facts where possible.
Privacy and Security
This AI tool sends submitted form text to ToolMint's server and then to OpenAI for generation. ToolMint's server validates request size and fields, applies rate limiting, uses a fixed model configuration and validates structured output before returning the result.
